Carcroft is a rural village and civil parish in the Metropolitan Borough of Doncaster, South Yorkshire with a population of just over 4,000. Historically part of the West Riding of Yorkshire, the village is roughly six miles north-north west of Doncaster and the old centre of the village remains with High Street supporting a variety of small independent shops. The furniture retailer DFS also began here as Northern Upholstery and a large outlet for the firm still stands on a small trading estate just off High Street opposite an Asda superstore.

DESCRIPTION
Situated on the outskirts of the Village of Carcroft the land is substantially rectangular and adjoins open farmland to the East and residential housing to the North, South and West, the land is currently vacant and overgrown. Within the title, the land has vehicular access directly on to Owston Road and there are several other potential access points that could be considered.

We consider that the land could be used for Residential or Commercial uses. There have been no recent planning applications or Pre-app's.

AMENITIES
Bus routes run along Owston road and the local primary school is approximately 1 minutes walk from the North of the site. Local shopping is in the village and an ASDA superstore is 3 minutes walk away. Main shopping is in Doncaster which has a population of around 300,000 with all major shopping outlets in the City centre. There are excellent road connections via the A1 which is around 2 miles to the West and Doncaster Sheffield Airport is around 10 miles to the South East.

We are seeking a developer who will take an option to purchase the land and progress a planning application with all due diligence.
