An opportunity for a property developer to secure an option to purchase 4.54 acres of predominantly level land on the edge of the village of Carcroft, Nr Doncaster, South Yorkshire.
The Land has potential for either residential or commercial use and parts of the land have been previously used as a storage and distribution works so there is a precedent of commercial use on the site.
Carcroft is a rural village and civil parish in the Metropolitan Borough of Doncaster, South Yorkshire with a population of just over 4,000. Historically part of the West Riding of Yorkshire, the village is roughly six miles north-north west of Doncaster and the old centre of the village remains with High Street supporting a variety of small independent shops. The furniture retailer DFS also began here as Northern Upholstery and a large outlet for the firm still stands on a small trading estate just off High Street opposite an Asda superstore.
Situated on the outskirts of the Village of Carcroft the land is substantially rectangular and adjoins open farmland to the East and residential housing to the North, South and West, the land is currently vacant and overgrown. Within the title, the land has vehicular access directly on to Owston Road and there are several other potential access points that could be considered.
We consider that the land could be used for Residential or Commercial uses. There have been no recent planning applications or Pre-app's.
Bus routes run along Owston road and the local primary school is approximately 1 minutes walk from the North of the site. Local shopping is in the village and an ASDA superstore is 3 minutes walk away. Main shopping is in Doncaster which has a population of around 300,000 with all major shopping outlets in the City centre. There are excellent road connections via the A1 which is around 2 miles to the West and Doncaster Sheffield Airport is around 10 miles to the South East.
We are advised that all mains services are within Owston Road. These services have not been inspected or tested by the agent.
We are seeking a developer who will take an option to purchase the land and progress a planning application with all due diligence. The price for the land will be dependant on the end use sought by the option holder and we are expecting an "open book" approach to feasibilities whether the end use is Commercial or Residential.
Not applicable on land.
We are advised that the property has not been elected for VAT
A contribution to the Vendors legal costs and the Agents fees will be negotiated as part of the Option Agreement.
Parking within the site will be a pre-requisite of any proposed development.
There is no recent history of planning applications on the site for either Residential or Commercial uses.
Carcroft comes under Doncaster Metropolitan District Council and according to their website, the following applies to a major application.
A free ½ hour in principle verbal discussion with a planning officer.
Following this, should more detail be required then the following fees are payable:
£500 - includes one meeting (with the planning case officer and key consultees) followed up with written advice.
£350 for each and every subsequent meeting with the case officer and key consultees.
£2000 for a block of 5+ meetings with the planning case officer and key consultees (as required) followed up with written advice.
The Land can be viewed from the access points off Owston Road at any time. Prospective purchasers should carry out their own risk assessment prior to entering the land. The Vendors nor their agents accept any responsibility for injuries howsoever caused to visitors who enter the site and/or the buildings and contained areas on the site.
