AUTUMN MARKET BETTER THAN THE SPRING MARKET – YET AGAIN!
Following a strong start to 2019 with many buyers registering at our various Property Road Shows & a good number of new instructions, it felt as though we were being isolated to some extent by Brexit; people’s lives were still very much turning!
It then became apparent that where buyers in the South, who were used to selling as soon as they saw a property they wanted, their properties were “sticking” in the first half of the year & buyers were becoming more cautious & price conscious.
However what has now become clear in this 3rd quarter is that Vendors motivated to sell in London, Hertfordshire & Essex (all the places where we have had Roadshows in 2019) have actually reduced their asking prices & are now selling & heading in our direction to buy!
We have seen a marked increase in the number of offers being put forward at the end of August / start September & deals are being done, especially if those deals allow for the cost of stamp duty to be factored in, giving buyers what they seem to see as a safety net / cushion; the “just in case” factor.
So, in short for the third year running it would seem that the Autumn market could see more deals being done than in the Spring!
Q: So what have Moores got planned this Autumn to make the most of proceedable buyers looking to secure a property?
A: On Friday 4th October, we will be meeting buyers from London & the South that have now SOLD STC!! To have your property included all we need is a picture, price & floor plan. Full instructions to market are not always necessary.
And then on 12th & 13th October, we will be offering our Meet & Greet Service from our Grantham & Peterborough Train Station offices. We will be showing retained buyers’ properties that we believe may be suitable for them. Our chauffeur driven service allows us to travel around multiple similarly priced properties whilst discussing the area in more detail.
Q: I signed a very lengthy contract with my current Estate Agent so surely I cant make the most of your marketing initiatives?
A: Not necessarily! As much as you may be liable to pay their fee still, should we introduce a retained client, our fee may be covered by our relocation agreement with them so its worth calling us to discuss.
Q: We have noticed a drop in agents press advertising. Why is that?
A: For our part, with so many buyers coming from out of area, our national advertising has increased to reach the buyers considering our area. Following us on Facebook & Instagram will help you keep in touch with the latest property news & hopefully entertain you once in a while as well!
