It was literally only a few weeks ago that we were positively reporting about the Boris Bounce, with first-quarter sales nearly making up for the end of last year!
Clearly current events are impacting on the level of new instructions and viewings but there are positive stories in the property market as well!
Whilst understanding the lack of supply, buyers are still asking for details of new properties to view – even if at this stage they just want us to email them.
We still have families looking to be settled in time for the new school term in September for instance so whilst there may be a drop in viewings, that doesn’t mean that we’re not still talking to buyers. This period will pass and buyers will bounce back!
Whilst there are some things we will need to postpone, there are plenty of things that we are continuing to do:
• Social media is increasingly important and with people invariably having more time, we will increase our activity on Facebook and Instagram.
Facebook: Moores Estate Agents
Instagram: moorespropertyhub and countryandequestrian
For those Vendors that don’t already have professional virtual tours, we are asking our Vendors to carry out short home videos which will engage buyers on social media.
Fortuitously, a few weeks ago, we dispensed with all desk-based phones and now all members of staff take calls directly to their mobiles via a phone APP so if we do need to work remotely, as far as calls are concerned, it will be business as usual!
Vendors and buyers alike can ring any office number as usual and will come straight to us! Equally, our management system is cloud-based so all staff can take enquiries about our properties wherever they are!
This action was taken in anticipation of our move to our new purpose-built Property Hub on the Oakham Bypass so its great to be ahead of the game!
There are a few things that we do need to postpone of course.
We have been in discussions with our partner agent in London, who has offices in London and the South East, and have decided to postpone our 1st Property Road Show which was due to take place on Friday 27th March.
Positively, on making buyers aware of this, they have asked us to still make them aware of suitable homes coming to the market.
We had also intended to run our Annual Spring Open House Weekend on 4th April but again understand that this needs to just be put on hold for the short term.
Please take heart that buyers still have plans and time constraints within which they need to act i.e. Job/school relocations and if anything, we are being asked to provide a more accurate Home Search service for out of area buyers.
Finally, on a positive note, so far our sales are on target!
We had already seen a drop in footfall to our offices long before this outbreak hence our decision to become more mobile so even if we are working from home, Vendors and buyers alike can still contact us!
