Vernon Moore, Managing Director of Moores Estate Agents, shares some great advice with Amander Meade
Run by a close-knit team and wholly independent, Moores Estate Agents are experiencing more demand than ever from buyers seeking homes in this region. Managing Director, Vernon Moore, explains how you could discreetly sell your home using their no-commitment, no-pressure approach.
What is your advice for early 2024?
My key message for January and February is for homeowners to consider ‘testing the water’ using our highly successful discreet approach. We understand that the decision to sell is huge, so we never apply pressure to commit to full marketing, especially at this time of year.
We are happy to visit homes and chat to potential vendors not only about what their home might be worth but about possible buyers that might already be on our books. It’s likely that using our ‘little black book’ of contacts, we might have exactly the right buyer for your home already registered and waiting.
This approach means that vendors don’t have to commit to lengthy contracts or full-fee marketing. If we match your home to a buyer discreetly and without using professional photography or internet marketing, that is reflected in the price we charge. It’s a much softer approach and very much along the traditional ‘right buyer for the right home’ strategy, which is at the heart of the Moores ethos.
Can you keep moving plans private?
Our unique expertise is to successfully match waiting buyers with properties registered with us, and we are happy to do so with the utmost discretion. If vendors would prefer their neighbours to remain unaware of their plans to move, we are able to protect their privacy completely without the need for ‘Sale’ boards or a listing on the internet. Over 30 per cent of our sales are made discreetly at the homeowners’ request. These sales are made using our existing registration lists, which are full of buyers who are all scrutinised on financial viability. As much as possible, we filter out time wasters and we can supply vendors with serious buyers, ready to proceed.
Discreet listing is a great way to gently experiment with the market, as we don’t insist on lengthy contracts tying you in for months at a time. It’s a no-risk strategy created to make things easy for vendors.
Do buyers still outnumber vendors in this region?
Yes. London buyers who are now either home based or are hybrid working no longer need to be based in the South. Those buyers typically have enough equity to proceed without a mortgage, so they can complete quickly for cash. We are also seeking homes on behalf of parents who have children joining the 2024 intake at the public schools here.
We tap into the relationships that we have forged with premier agencies in London and the South East, who direct potential buyers up to us. Each visiting client is shown around a bespoke portfolio of local property tailored to their individual needs. This has proven to be a winning formula and works to the advantage of both buyer and vendor.
What kind of property are these buyers looking for?
Many buyers are seeking homes in what we call the ‘Country, Cottages and Chickens’ category. Often leaving urban locations to take advantage of the fabulous rural lifestyle opportunities this region offers, these buyers are attracted by the low crime rate, the quality of the education, the easy transport links and the beauty of the region.
Homes in this category are priced between £350,000 and £850,000, which incorporates an expansive range of regional village homes. Upwards of that price band, our Country and Equestrian team are looking for larger country properties with stabling and/or land.
