We wanted to provide you with a quick update further to our visit to our London partners.

We were pleased with the reception we had and the response to the property details we showed potential buyers. But much like this time last year, many of the buyers are still not under offer pointing to a late market again this year, similar to 2023.

Post-covid, we were inundated with proceedable buyers looking to move out of London and the South and they hugely appreciated the benefit of freely viewing properties at what is best described as “grouped” open houses i.e. £0 to £350,000, £350,000 to £500,000, £500,000 to £750,000 and £750,000 to £1,000,000.

With many buyers not in a position to proceed currently, we think this way of enticing viewers up to the area will appeal even more. Coming up for one viewing when you haven’t sold, can be considered an effort. 

Coming up to view several houses,
makes the visit worthwhile.

Planned open house weekends coming

22nd & 29th June       6th & 13th July 

We have therefore planned for the last 2 weekends of June and the first 2 weekends of July to host as many open houses as possible to entice these buyers to view. We did similar last year, and it was successful for many homeowners with offers coming good when buyers were able to proceed.

If you would like to take part, the benefits to you as a seller include:

  • Creating a buzz / sense of Urgency: The presence of multiple buyers creates a sense of competition, potentially leading to quicker offers, competitive bidding and ultimately the best sale price possible.

  • Instead of multiple individual showings, showcase the property to many prospective buyers at once, minimizing the need to tidy multiple times.
  • Casual environment / low-pressure setting: Favoured by prospective buyers who can explore the property at their own pace without the perceived pressure of an individual viewing
  • All included in our NO SALE / NO FEE agreement.

As it stands currently, the usual “sitting on the fence” that an election brings, doesn’t appear to be happening so we plan to make the most of it.
