Autumn Property Market Update 2026: Buyers Are Ready to Move
The summer brought encouraging signs for the local property market, with an increase in sales being agreed by Moores and other agents. As we head into autumn, buyers are active—but with plenty of choice, getting the price right has never been more important.
Across the Grantham villages & Vale of Belvoir, Oakham & Rutland villages, Uppingham & the Welland Valley, Stamford villages & Glenside, and Melton villages & the Wreake Valley, we are seeing a better understanding of the price levels acceptable to both local and out-of-area buyers.
Interestingly, buyers aren’t necessarily making offers well below the asking price.
Instead, many are watching and waiting for properties to realign in price. Once they do, we are often seeing buyers view just once and then offer close to the guide price.
With buyers currently having plenty of properties to choose from, being one of the best-value homes within your price bracket is key to achieving a sale this autumn.
Why price positioning matters
Today’s buyers are doing much of their decision-making before they ever step through the front door.
They compare properties online and quickly assess location, photographs, floorplans, condition and, importantly, value for money.
A property sitting just outside a buyer’s chosen search bracket may never even appear in their results. Sometimes a relatively small adjustment can introduce your home to a completely new audience.
This isn’t about reducing a property simply for the sake of it. It’s about making sure your home is positioned where buyers see it as one of the most compelling choices available.
Our recent experience has been particularly encouraging: the ratio of viewings turning into offers is among the best we have known. The challenge is getting those buyers through the door in the first place.
Our Autumn 2026 Property Events
With the children back at school, attention is turning towards the next milestone for many buyers and sellers: being sold and moved in time for Christmas.
To help our vendors make the most of this important autumn window, we have three key dates planned:
Thursday 17 September — London Property Roadshow
We will be meeting homeowners and prospective buyers looking to move from London to our area at the offices of our London colleagues.
Saturday 3 October — Open House Event
For properties up to £500,000.
Saturday 10 October — Open House Event
For properties £500,000 and above.
The Open House weekends are designed to encourage buyers from our London Roadshow—as well as local and other out-of-area purchasers—to come and view properties before October half term, the Budget and the shorter autumn days.
Thinking about selling this autumn?
A recent Rightmove survey covering May to August 2026 ranked Moores as the top-selling agent in the area covered by the survey, with new instructions and relaunched properties contributing significantly to that success.*
If your home is already on the market without the level of interest you expected, it may be worth reviewing its price positioning and marketing strategy. Equally, if you’re thinking about selling, now is an excellent time to discuss how we can position your property for the autumn market.
If you’d like your home to be considered for our London Property Roadshow or one of our October Open House events, please contact the Moores team in the next few days.
We’d be delighted to talk through your property, current buyer demand and the best strategy for getting you moving.
