TENANTS

As a tenant, you want a letting agent who’s responsive, reliable, and cares about making your rental experience as smooth as possible—and that’s exactly what we offer. Our properties are well-maintained, and we ensure they meet all safety standards, so you can feel confident and comfortable in your home. Plus, our friendly, knowledgeable team is always on hand to address any issues, making sure you enjoy a stress-free tenancy.

Referencing Process

We provide a full referencing process, at no charge to the tenant, which must be completed in order to rent a property. This will check your credit report, verify any income or employment status, and provide any previous landlord references.

Deposit Protection

We securely hold all tenant deposits with the Deposit Protection Service (DPS), a government-backed scheme. This ensures your deposit is kept safe and protected throughout your tenancy. At the end of the lease, any disputes over deductions will be handled fairly and transparently by the DPS, giving you peace of mind that your money is in trusted hands.

Utility Responsibilities

As a tenant, you’re responsible for paying utility bills (unless otherwise stated in the tenancy agreement), which include but are not limited to electricity, gas, water, and council tax. These costs are separate from your rent and vary depending on usage. It’s important to set up these accounts in your name when you move in, and we’re here to guide you through the process if needed. Managing your utilities ensures a smooth living experience and helps you stay on top of household expenses.

Letting Fees and Relevant Tenant Information

The tenant is responsible for paying the rent every month, but as well as this, the tenant may also be liable for the following permitted payments:

  1. Deposit: Equivalent to 5 weeks’ rent
  2. Interest will be payable on any late rent payments where payments are more than 14 days overdue. Such interest will be payable at an annual percentage rate of 3% above the Bank of England Base Rate, calculated daily.
  3. The tenant is responsible for paying for any reasonable charges incurred by the Landlord or the Landlord’s Agent in replacing keys or door locks, or securing the property against re-entry where keys are lost or not returned.
  4. Utilities are the tenant’s responsibility to pay for, for the duration of the tenancy, including but not limited to gas, electricity, water, oil, telephone, broadband, cable/satellite installation and subscription, television licence, council tax, where applicable.
  5. Any other permitted payments, not included above, under the relevant legislation, including contractual damages.

Tenant Protection

Moores Estate Agents is a member of Money Shield, which is a Client Money Protection Scheme, and we are also a member of the Property Redress Scheme, which is a redress scheme. The tenant’s deposit is protected with the Deposit Protection Service, which is a government-approved scheme.

Full Management

10% + VAT monthly, plus a £300 + VAT setup fee.

Included within the Full Management Fee is:

  1. Advertising & generally marketing the property
    Interviewing prospective tenants and instructing an independent company to carry out full references
  2. Preparing the Tenancy Agreement necessary for our landlord to gain the relevant Rent & Housing Acts
  3. Taking a deposit from the tenant to be held by the Deposit Protection Service until the end of the tenancy when the property and contents have been checked for unfair wear and tear
  4. Collecting the rent monthly and paying over to the Landlord monthly less any fees or expenses
  5. Regular inspections of the property (responsibility for the management of an empty property is not included)
  6. Co-ordination of repair & maintenance

100% of the first month’s rent + VAT.

  1. Included within the Intro Only Fee are:
  2. Advertising & generally marketing the property

  4. Preparing the Tenancy Agreement necessary for our landlord to gain the relevant Rent & Housing Acts
  5. Completion of a pre-move in inventory
  6. Taking a deposit from the tenant to be held by the Deposit Protection Service until the end of the tenancy when the property and contents have been checked for unfair wear and tear

Legal Requirements for Landlords

As a landlord, you are legally required to have the following, which we can assist with organising:

  1. Energy Performance Certificate: lasts 10 years. We can arrange for £100 (no VAT).
  2. Landlord Gas Safety Certificate: must be renewed annually.
  3. EICR: An Electrical Installation Condition Report – lasts for 5 years.

Tenancy Agreement

We will arrange the completion of the tenancy agreement. This document is the key part of tenancy documentation and binds a tenant and landlord in a legally framed agreement.
In line with current legislation, tenancies are now granted as periodic agreements from the outset, rather than for a fixed minimum term. Thereafter, the tenancy continues on a rolling basis, with the tenant required to give a minimum of 2 months’ notice to vacate. Landlords may only regain possession under specific legal grounds, with notice periods dependent on the circumstances.
 

Tenant Installation
We will facilitate the installation of your new tenants, completing any relative documentation, including:

  1. Conditioning report (including photographic record)
  2. Meter readings
  3. Deposit registry (if required)
